Current Projects
Communities that Thrive
To achieve our goals, we convert underutilized properties, particularly empty commercial buildings, into affordable multifamily properties.
Through repurposing buildings that can no longer fulfill their intended purpose, prioritizing accessibility, affordability, and sustainability, we strive to develop properties that more effectively meet the needs of individuals and communities. We ensure our developments create positive impact and remain ecologically viable into the future.
Core Values
Affordability
EVERYONE DESERVES A HOME
We intend each of our multifamily buildings to improve housing affordability, attainability, and inclusivity.
Revitalization
REPURPOSE AND REIMAGINE
We aim to repurpose existing structures through creative solutions that revitalize buildings and communities.
Sustainability
HOMES, CITIES, AND PLANET
We aim for our buildings to be socially and ecologically viable and economically sustainable well into the future.
Impact
SEEN, FELT, AND MEASURED
We seek development and design opportunities that tangibly support people, community, and environment.
The Union
North York, ON
The Union signifies the reunification of new immigrants to Ontario; it curates affordability and environmental sustainability by an adaptive reuse of an abandoned structure.
The building's modernized exterior will include patios, main floor will include dedicated multi-use lounge for tenants to use, while the upper and garden levels will be dedicated to two- and three-bedroom apartments.

Tenants will be close to restaurants, entertainment, grocery, shopping, public transportation, and the TTC subway system.

Meritt Parc
St. Catharines, ON
Welcome to the heart of St. Catharines' urban transformation – Meritt Parc. This 3-story property spanning 105,000 square feet is more than just a building; it’s a future community where affordability, accessibility, and sustainability converge. Inside, 80 carefully crafted residential units will offer a modern and affordable haven for urban dwellers.

Beyond providing homes, Meritt Parc will be a vibrant neighborhood hub that prioritizes community needs. Ground-level retail spaces will buzz with activity, catering to convenience, while thoughtfully scattered amenities across different floors will create spaces for residents and +15 system users to connect, relax, and thrive. This is more than a development; it’s a thriving ecosystem that bridges city living with comfort, accessibility, and sustainability at its core.
